Good Day Residents,
As announced at the 27 April 2026 Board meeting it was determined that the ongoing agreement with Trestle Community Management was not financially or operationally sustainable. The decision was made to terminate that agreement effective 30 June 2026. At the 26 May 2026 Board meeting after a tremendous amount of deliberation, debate and analysis the decision to reengage with VIS Management was made.
Our legal counsel was notified of and provided guidance during this process. This decision was made strictly based on the financial and operational pressure placed on the community and the community resources. Specifically, the supplemental costs for tasks not included in the Monthly Base Management Fee that were clearly present in the signed agreement.
Supplemental costs for the first 4-month period of Trestles management totaled $13,733.63 of unbudgeted dollars. This cost is in addition to the negotiated Monthly Base Management Fee. If we were to continue with Trestle Community Management until the end of the agreement (Oct 2026) it was estimated that the unbudgeted supplemental costs would be in excess of $25,000. The board did make an enormous effort in an attempt to abide by the parameters in Trestles signed agreement.
We strongly believe that this is not what the 2025 Board expected when they chose Trestle Community Management in October 2025 with 1 January 2026 as the effective date of execution. However, this is the reality as supported by the supplemental costs incurred over the initial 4 months of operations.
Our legal counsel advised us that changing management companies is solely a board decision and multiple bids were not required. Now knowing this we approached VIS Management requesting a new agreement and if they were willing to take on the association as a client. A positive response resulted in negations between the ISHOA Board and VIS Management after the termination was announced. Negotiations were finalized and board vote occurred at the 26 May 2026 Board meeting, followed by the announcement of the impending transition.
What to expect in the near future:
1. Upcoming Payments: Make your June payment to Trestle. Your July payment will be made to VIS Management. If you prepaid for any period, your payment history will be transferred to VIS from Trestle.
2. Welcome Letter: You will receive a welcome letter from VIS in around mid to the third week in June. That letter will include at a minimum:
- Payment reminder “coupons” for July thru December.
- Instructions on how to register for the VIS Portal (Caliber).
- Details on the payment options with instructions.
- VIS Management resident account numbers.
- Other information required by VIS Management.
3. Trestle Community Management remains our Management Company through 30 June 2026. Continue using them for all your transactions and communication.
4. Do not correspond with VIS Management until after July 1, 2026.
The ISHOA BOD are well aware of the turmoil this may cause as we are residents as well. However, for the well-being of the community and to allow us to meet our fiduciary responsibility it was decided that this is a necessary change. We ask for your support as we transform to meet the challenges of the future.
